Looking for house painters in Framingham?

Framingham is the largest city in MetroWest, home to more than 72,000 residents spread across 25 square miles of neighborhoods ranging from dense, walkable blocks near downtown to quiet cul-de-sacs at the Sudbury and Natick lines. That range of housing types — from pre-war triple-deckers along Route 135 to post-war ranches and split-levels in Saxonville and Nobscot — means a painting contractor here needs to be versatile, and every estimate needs to reflect the actual house in front of them.

We are based in Maynard, about 8 miles north of Framingham center, and we have been serving the MetroWest area since 2016. Getting to Framingham is straightforward whether a job is in the Golden Triangle corridor, near Framingham State University, or out in the quieter western neighborhoods, and the size of the city means we can often schedule back-to-back estimates in the same part of town.

Our services here cover interior painting, exterior painting, cabinet refinishing, liquid wallpaper, deck building and restoration, and kitchen and bathroom remodeling, as well as commercial painting for local businesses. Every project starts with a free written estimate that spells out the scope, the products and the schedule.

Framingham became a city in January 2018 after residents voted to change from a town-meeting form of government. The City of Framingham website is the right place to find the building permit office, inspectional services and other city departments. Painting work alone rarely requires a permit, but deck construction, structural repairs and some remodeling projects do, and we will let you know during the estimate if any permit is needed.

Typical ranges, not quotes. Every home is different, so your free written estimate gives the exact price.

Framingham's housing stock spans more than a century. Pre-war triple-deckers and Victorians in older neighborhoods typically carry many layers of paint and may have lead-based coatings, which requires Massachusetts-compliant lead-safe prep: containment, dust control and careful cleanup. That step adds time and cost compared with newer construction, but it is non-negotiable for homes built before 1978.

Post-war ranches and split-levels — common in Nobscot, Saxonville and the neighborhoods along Route 9 — usually have vinyl or aluminum siding. Painting those surfaces costs less per square foot than painting wood clapboard, but the key is a correct primer and compatible product. Homes with attached garages or sunrooms, and the many multi-family properties in South Framingham, add scope that is best captured in a walkthrough rather than guessed at from a description.

Framingham's size and traffic mean project scheduling matters: we sequence jobs and material deliveries to fit the city's rhythms. The clearest way to understand your cost is a free on-site estimate, where we measure the surfaces, assess the condition, review the product options and write everything down so you can compare it side by side with any other bid.

Interior painting

Choosing interior painters in Framingham

A well-executed interior job looks right in every light, wears well in a busy household and leaves the home as clean as the crew found it. In Framingham's older properties that starts with an honest look at the walls: plaster in pre-war homes develops cracks, stains and soft patches that need to be dealt with before any color goes on, or they will read through the finish coat within a season.

Triple-deckers present their own set of interior conditions: stairwells with limited light, long common hallways, and rooms on multiple floors that need to feel cohesive without being identical. We think through those connections as part of the color conversation, not as an afterthought. Single-family ranch and split-level homes have their own challenges — low ceilings, wood-paneled walls and dated trim that often benefit from a fresh take.

Sheen selection is one of the decisions that separates a professional result from a DIY one. Flat and matte finishes absorb light and are forgiving of the small imperfections that older plaster walls always carry; they are the right choice for living rooms, ceilings and bedrooms. Eggshell gives a little more durability in hallways. Kitchens, bathrooms and all trim look better in satin or semi-gloss, which stand up to moisture and cleaning. Every surface in a Pro House Painters estimate gets a specified sheen, not just a color.

Color selection in a city with as much architectural variety as Framingham can feel overwhelming. Browsing the full Benjamin Moore color collection is a good starting point, but colors look different on walls than on a chip, especially in north-facing rooms or under artificial light. We paint sample patches in your actual space so you can make the call in the light you live in before we buy a drop of finish paint.

If the kitchen is the reason you are repainting, it is worth considering whether the cabinets need a full replacement or whether refinishing them would give you the same fresh look at a fraction of the cost and timeline.

Questions to ask before hiring an interior painter

  • Does the written estimate list the prep work — patching, sanding, caulking — or just the paint?
  • What product line and sheen is specified for each room and surface type?
  • How will floors, furniture and trim be protected during the work?
  • For homes built before 1978, what lead-safe steps will be followed?
  • What is the daily cleanup process and the expected schedule?

Exterior painting

Hiring exterior painters in Framingham

An exterior paint job in Framingham faces everything MetroWest weather throws at it: hard freeze-thaw cycles through the winter, wet springs, and intense summer sun from the south and west. The finish coat gets the attention, but the durability of the job is decided by what comes before it: a thorough wash, careful scraping of loose paint, spot repairs to soft or cracked wood, caulking of every open joint, and primer on every bare surface.

Lead paint is a real factor in Framingham, where a large share of the housing stock predates 1978. Massachusetts regulations require contractors disturbing lead paint to follow specific work-practice standards — containment, daily cleanup, waste disposal and a post-job clearance. The Massachusetts lead-safe renovation guide for homeowners explains what those rules cover and what homeowners should expect to see from a compliant contractor.

Timing the job correctly matters as much as the products. Paint needs surfaces that are dry and temperatures above roughly 50°F while it cures, which limits reliable exterior painting to the period from late April through mid-October in most years. Popular late-spring slots fill up early, especially in a city as large as Framingham, so scheduling a free estimate in late winter gives you the most flexibility.

The range of siding types in Framingham calls for different approaches. Original wood clapboard needs the most prep but produces excellent results with the right primer and two finish coats. Vinyl siding can be painted successfully as long as the new color is not substantially darker than the existing one, because dark colors absorb heat and can cause the panels to warp. Aluminum siding needs a thorough wash and a bonding primer on any chalky areas. We choose the right process for the material and explain it up front.

For color inspiration, the Sherwin-Williams color library shows thousands of exterior palettes organized by style and region. We always apply samples to your actual siding before committing, because exterior colors shift dramatically between a small chip and a wall-sized surface in full sun.

Our exterior painting process in Framingham

  • Power-wash the full envelope, including soffits, trim and foundation band
  • Scrape failing paint and sand edges smooth, with lead-safe containment where required
  • Repair rotted or damaged trim boards and caulk all open joints
  • Spot-prime every bare wood surface before applying finish coats
  • Walk the completed job with the homeowner and address any touch-up needs

Commercial painting

Commercial painting for Framingham businesses and properties

Framingham is one of the major commercial centers in MetroWest, with a mix of national retailers, restaurants and office parks along Route 9 and Route 30, a revitalizing downtown, and industrial and flex space throughout the city. Fresh paint is one of the fastest and most cost-effective ways to signal that a space is cared for, whether the goal is attracting customers to a storefront, keeping tenants in a rental property or refreshing a corporate lobby.

Scheduling around business operations is the central challenge in commercial painting, and it is something we plan carefully. We can work evenings, overnight or in phases that keep a space functional during the day. In occupied office environments we use low-VOC, low-odor products that allow normal business activity to resume the next morning. Landlords and property managers who oversee multiple units can ask us for maintenance programs that spread the work across a budget year.

High-traffic commercial areas need coatings that go beyond standard interior latex. Scrubbable, washable finishes on walls near entryways and service counters, semi-gloss on doors and frames, and anti-graffiti coatings on exterior masonry are all options we specify when the use calls for them. We also match brand colors precisely for franchise and chain locations, and provide touch-up product information so your staff can handle minor dings between scheduled maintenance.

Exterior commercial work in Framingham often involves masonry, EIFS or metal panels alongside traditional siding. Each of those substrates needs its own primer and product selection. Metal doors, bollards and railings need rust-inhibiting primers and coatings matched to the expected traffic. We also handle parking-structure striping and equipment area coatings for industrial clients.

Commercial painting services in Framingham

  • Office interiors, lobbies and conference rooms
  • Restaurant, retail and hospitality spaces
  • Apartment and condominium common areas and unit turnovers
  • Storefront facades, masonry and EIFS exteriors
  • Metal doors, railings and high-traffic trim

“I hired Pro House Painters to paint our aluminum siding colonial home. They worked very hard to prep the house (power wash) and then paint the house, trim and shutters. They did a truly wonderful job. They were neat, were super careful with all of my plants and flowers (I have a lot) and the crew was super nice! The house looks tremendous! …”

“Rodrigo and his crew were a pleasure to deal with - very courteous, neat, friendly, and professional. They painted six rooms, two of which needed skim coating, a stairwell, and three ceilings, two of which needed repair, all for the price of $7429. Very highly recommended.”

FAQ

House painting in Framingham: common questions

Still have a question? Call or text us anytime.

Does Pro House Painters serve all of Framingham?

Yes. We serve the full city, from the older neighborhoods near Framingham Centre and South Framingham to the mid-century subdivisions in Nobscot and Saxonville. Framingham is about 8 miles from our base in Maynard, so scheduling estimates and follow-up visits is straightforward.

Are you insured?

Yes. Every Framingham crew we send is covered by our workers' compensation and liability policies, and the company has been operating since 2016. Ask, and we will attach a certificate of insurance to your written estimate.

How much does exterior painting cost in Framingham?

The price depends on the size of the house, the siding type, and how much prep — scraping, priming, wood repair — the surfaces need. Pre-war homes with wood clapboard and possible lead paint typically cost more to prep than a mid-century ranch with vinyl siding. A free on-site estimate gives you a firm written price.

My house was built in the 1920s and is in South Framingham. Does lead paint change the job?

It likely does. Homes built before 1978 often have lead-based paint on exterior and interior surfaces. Massachusetts requires specific containment, dust control and cleanup steps when that paint is disturbed. We follow those rules on every applicable job and will explain the process in the estimate.

Can you paint a triple-decker in Framingham?

Yes. We paint triple-deckers and other multi-family buildings, and we can phase the work by unit or floor to minimize disruption to residents. One written estimate covers the whole building.

Do I need a city permit to paint my house in Framingham?

Repainting on its own is normally permit-free in Framingham. Structural repairs, deck construction and some remodeling work do. When carpentry or other work on the job does call for one, we flag it at the walkthrough. The Building and Inspectional Services department is listed on the City of Framingham website.

Can vinyl or aluminum siding on a Framingham house be painted?

Yes. Vinyl siding can be painted with the right product, as long as the new color is not significantly darker than the original, since very dark colors can cause vinyl to warp from heat absorption. Aluminum siding is primed on any chalky or bare areas and then painted. Both are much less expensive than siding replacement.

What is the best time of year to paint a house exterior in Framingham?

Late April through mid-October, when temperatures reliably stay above 50°F and surfaces dry quickly after rain. Spring and early summer dates fill up first in a city this size, so we recommend scheduling a free estimate in late winter to get the dates you want.

Does your crew handle commercial painting in Framingham?

Yes. We work with offices, restaurants, retail spaces, apartment buildings and property managers throughout the city. We can schedule evenings or weekends to work around your business hours.

Can you refinish kitchen cabinets without replacing them?

Yes. Cabinet refinishing gives kitchen cabinets a new color and finish without the cost or disruption of replacement. It is a popular choice for Framingham homeowners updating a kitchen while keeping the existing layout.

Which paint brands go on Framingham homes?

We work primarily with Sherwin-Williams and Benjamin Moore, selecting the product line suited to each surface — interior walls, trim, exterior siding, cabinets or decks. If you already have a preferred brand or a specific color, we are glad to use it.

How long does it take to paint a house exterior in Framingham?

Most single-family homes take between three days and two weeks, depending on size and how much prep the siding requires. Large or complex properties take longer. Your written estimate includes a schedule and we update you if rain pushes a day.

Is the Framingham Centre historic district a factor for exterior painting?

It can be. If your property is in a locally designated historic district, the city may have design standards that guide exterior color and material choices. We recommend checking with the city's inspectional services or historic preservation office before choosing a color, and we are happy to work within those guidelines.

About the town

Learn about Framingham, MA

A city with three centuries of history

Framingham was incorporated as a town in 1700, taking its name from Framlingham in Suffolk, England, where early landowner Thomas Danforth had roots. For most of those three centuries it was a farming and light-manufacturing community, with textile and shoe production adding industrial character to the town center by the mid-1800s.

From 1854 to 1865, Harmony Grove in Framingham was the site of annual abolitionist meetings, drawing speakers including William Lloyd Garrison and Frederick Douglass. That history is part of what gives the city center its particular character and why the Framingham Centre Common Historic District remains a point of civic pride.

From town to city

Framingham spent much of the twentieth century as one of the largest towns in Massachusetts, resisting city status even as its population grew well beyond most nearby cities. Residents finally voted to adopt a city charter in 2017, and on January 1, 2018, Framingham became a city, with Yvonne M. Spicer elected as its first mayor.

The shift brought a new council-mayor government, a professional city manager structure and a renewed focus on the downtown corridor. The City of Framingham now runs a full range of municipal departments, including the inspectional services office that handles building permits and property maintenance.

Neighborhoods and housing across the city

Framingham's neighborhoods reflect the different eras of its growth. Framingham Centre and the blocks immediately surrounding the common contain some of the oldest homes in the city, many dating to the nineteenth century, with original wood siding and architectural details worth preserving. South Framingham and the areas near Route 135 have denser multi-family housing, including three-deckers and apartment buildings that were built for working-class families in the early twentieth century.

Saxonville, near the confluence of the Sudbury and Assabet rivers, has a distinct village character with its own mill history and a mix of Victorian and early colonial revival homes. Nobscot, in the western part of the city, is more suburban in character, with mid-century ranches and split-levels built out after World War II. The Pinefield and Golden Triangle areas along Route 9 mix residential streets with commercial corridors.

Landmarks and open space

Framingham State University anchors the educational identity of the Framingham Centre neighborhood, and the Memorial Building serves as city hall. The Danforth Art Museum (now part of the Framingham State campus) and the Garden in the Woods — a native-plant botanical garden operated by the Native Plant Trust — add cultural and ecological depth to the city's character.

Callahan State Park covers more than 800 acres of trails, ponds and open space in the northwestern part of the city. The Cochituate Rail Trail follows the old railroad right-of-way through several neighborhoods and into neighboring Natick. These green corridors give homeowners along their edges some of the most desirable addresses in the city, and the tree canopy they support means exterior wood siding stays damp longer on shaded sides, which is a detail we factor into our prep and product recommendations.

What Framingham's housing stock means for painting

A city with 72,000 residents and three centuries of history contains housing that spans nearly every era of American residential construction. That means different needs on almost every street. Pre-1978 homes in every neighborhood may have lead-based paint, which requires specific containment and cleanup under Massachusetts law. Victorian-era and early colonial revival homes in Framingham Centre often have detailed trim — cornices, pilasters, window surrounds — that rewards careful brush work and patience.

Mid-century ranches and split-levels present a different challenge: flat rooflines collect debris at the fascia, low eaves are hard to reach without the right ladder setup, and the aluminum or vinyl siding many of them carry needs a primer made specifically for non-porous surfaces. Multi-family properties add the complexity of coordinating with multiple households and, often, two or more exterior entrances with their own conditions.

None of those challenges changes the fundamental approach: honest assessment, thorough prep, the right products for each surface, and a written scope that lets you compare bids accurately. That is what every Framingham estimate from Pro House Painters includes.

Resources for Framingham homeowners

The City of Framingham website is the starting point for permit applications, inspectional services and information about the city's historic districts. Homeowners planning exterior work on properties in the Framingham Centre Common Historic District should check with the city about any design review requirements that may apply.

For lead-paint questions, the Massachusetts lead-safe renovation guide for homeowners explains what contractors are required to do and what you should ask to see before work begins. For paint color ideas, both the Benjamin Moore and Sherwin-Williams color tools are useful starting points.
