Wellesley, Massachusetts

Looking for house painters in Wellesley?

Wellesley is one of the most consistently well-maintained residential communities in eastern Massachusetts, with an architectural range that runs from late-Victorian homes near Wellesley Square to mid-century colonials along the Needham line and the gracious older properties that define neighborhoods like Wellesley Farms and The Fells. Across that range, the common thread is an expectation of quality: homeowners here care about the details, and a painting job that does not pay attention to prep, trim work and cleanup will not meet that standard.

We are based in Maynard, about 12 miles from Wellesley center, and we have been serving MetroWest and the surrounding communities since 2016. Wellesley's compact size — roughly 10 square miles — means most neighborhoods are close to one another, and we can often schedule back-to-back estimates in the same part of town. The care that residents put into their properties is exactly the kind of project we do our best work on.

Our services in Wellesley include interior painting, exterior painting, cabinet refinishing, liquid wallpaper, deck building and restoration, and kitchen and bathroom remodeling, as well as commercial painting for local businesses and institutional properties. Every project begins with a free on-site walkthrough and a detailed written estimate.

The Town of Wellesley manages permits, the building department and town services from Town Hall at 525 Washington Street. Exterior work on properties in locally designated historic areas may involve additional review, and we are happy to work within any design guidelines that apply to your address.

Typical ranges, not quotes. Every home is different, so your free written estimate gives the exact price.

The age of a Wellesley home is the biggest single driver of exterior prep cost. Homes built before 1978 — which includes most of the housing in Wellesley Farms, The Fells and along many of the older streets near the college — may have lead-based paint. Massachusetts requires specific containment, dust control and cleanup steps when that paint is disturbed, and those steps add time and cost to the job. They are non-negotiable for homeowners who want compliant, safe work.

Wellesley's larger and more architecturally detailed homes often have more linear feet of trim — cornices, pilasters, window surrounds, porch columns — than a standard colonial. Trim work is always the most labor-intensive part of an exterior job because it requires careful brush work and multiple coats, not just rolling. The trim scope is one of the most important things to compare when you receive multiple estimates, because a lower overall price often means less careful attention there.

The wooded lots in neighborhoods like Poets' Corner and Peirce Estates keep some siding in shade through much of the year, which promotes mildew on north and west exposures. Treating those surfaces during prep and priming them with a mildew-resistant product is an important step that protects the investment of the full paint job. That prep is listed explicitly in our written estimates.

Interior painting

Choosing interior painters in Wellesley

Wellesley's interiors cover a wide range of conditions: plaster walls in older Wellesley Farms homes that need careful repair before paint can hide their age, smooth drywall in newer colonials that will show any imperfection in the finish, and elaborate formal rooms with crown molding, wainscoting and paneled doors that require precise brush technique on every edge. A painter who does good work in one of those settings can do equally good work in all of them, but they need to show up to each job knowing what they are walking into.

We assess interior surfaces during the estimate walkthrough, not when we arrive with brushes in hand. Cracked plaster, water stains, damaged ceilings and failing caulk are all conditions that need to be documented in the written scope and addressed in the prep phase. If those steps are not in the estimate, they are typically not in the plan — and they will cost extra later or get skipped.

For large, formal rooms with multiple trim profiles, color coordination matters as much as the individual colors chosen. Wellesley homes with detailed interiors often benefit from a connected palette that flows between rooms rather than a series of independent color decisions. We help clients think through those transitions as part of the color conversation, drawing on the full range of the Benjamin Moore collection.

Sheen selection in a Wellesley home often comes down to whether to protect the surfaces or show them. Flat finishes minimize the appearance of plaster waves and are the right choice for historic rooms where the imperfections are part of the character. Eggshell gives more washability in hallways and family rooms. Kitchens, bathrooms and all painted trim do best in satin or semi-gloss. Our written estimate names the sheen for each surface, room by room.

For kitchens in Wellesley's larger homes, cabinet refinishing offers a high-quality result without the disruption and cost of replacement. Many Wellesley kitchens have well-made cabinets in an outdated finish that refinishing can transform completely.

What to verify before hiring an interior painter in Wellesley

  • Is all prep work — patching, skim-coating, caulking, sanding — listed in the written estimate?
  • Is a specific paint product and sheen called out for each room and surface?
  • For homes built before 1978, what lead-safe practices are included?
  • How will original hardwood floors, built-ins and trim be protected during the job?
  • What is the daily schedule and what is the cleanup routine at the end of each day?

Exterior painting

Exterior painting in Wellesley

Wellesley's exterior painting conditions are shaped by a combination of architectural complexity and canopy cover. Older homes with multiple trim profiles, porch columns, bay windows and dormers have more surface area per square foot of wall than a simple box colonial, and that complexity shows up in both the time required for prep and the care required for application. Getting the trim right is what separates a Wellesley exterior job that looks finished from one that looks painted.

Prep determines durability. For wood-sided homes — and there are many in Wellesley — good prep means a thorough pressure wash, careful scraping of all loose or failing paint, smooth sanding of the feathered edges, repair or replacement of any soft or rotted trim, caulking of every joint that should be closed, and primer on every bare spot before the first finish coat. Every one of those steps is in our written estimate before any work begins.

Homes built before 1978, which covers most of Wellesley Farms, College Heights and other established neighborhoods, may have lead-based paint on exterior surfaces. Massachusetts regulations require specific containment and cleanup steps when that paint is disturbed. The Massachusetts lead-safe homeowner guide explains the requirements and what homeowners should verify with any contractor they hire.

Wellesley's wooded lots and ponds — including Lake Waban and the reservoir along the Needham line — mean that some homes have persistently shaded north and west exposures that promote mildew. Mildew washing during prep and a mildew-resistant primer on those exposures are important protective steps that extend the life of the finish coat on those faces.

For color decisions, Wellesley's older neighborhoods and historic architecture generally respond best to palettes drawn from the late Victorian and colonial revival traditions. The Sherwin-Williams color library is organized by architecture type and includes curated historic collections. We apply samples on the actual siding before the full job, because exterior colors look significantly different on a wall in full sun than on a chip under artificial light.

Commercial painting

Commercial painting in Wellesley

Wellesley's commercial activity is concentrated in Wellesley Square, Linden Square and the Route 9 corridor, with smaller retail clusters in Wellesley Hills and Wellesley Farms. Office space, professional services, restaurants and specialty retailers make up most of the commercial footprint. For any of those businesses, fresh paint is one of the lowest-cost ways to maintain a well-kept appearance for customers and staff.

Wellesley College, Babson College and the town's several private schools represent the institutional side of Wellesley's commercial painting needs. Common areas, classrooms, administrative offices and residence hall spaces all require periodic refreshing, and institutional painting schedules are typically timed to semester breaks or summer. We are experienced working in institutional settings and can plan around academic calendars and access restrictions.

Scheduling is the central challenge in commercial painting in a busy retail environment. We can work evenings, overnight or in phased sections to keep businesses open during the day. Low-VOC, low-odor products are available for any occupied space where fumes would be disruptive. For property managers overseeing multiple rental units, we consolidate the scope into a single estimate.

Exterior commercial work in Wellesley often involves masonry, brick or EIFS alongside traditional siding. Each of those substrates needs a compatible primer and topcoat. Brick and masonry need breathable, water-repellent coatings that let the wall dry from the inside rather than trapping moisture. Metal doors and railings need rust-inhibiting primers before finish coats.

Commercial painting services in Wellesley

  • Retail storefronts and restaurant interiors in Wellesley Square and Linden Square
  • Office lobbies, conference rooms and common areas
  • College and school dormitories, common areas and administrative offices
  • Masonry, brick and EIFS building exteriors
  • Unit turnovers and rental property maintenance

“I hired Pro House Painters to paint our aluminum siding colonial home. They worked very hard to prep the house (power wash) and then paint the house, trim and shutters. They did a truly wonderful job. They were neat, were super careful with all of my plants and flowers (I have a lot) and the crew was super nice! The house looks tremendous! …”

FAQ

House painting in Wellesley: common questions

Still have a question? Call or text us anytime.

Does Pro House Painters serve Wellesley?

Yes. Wellesley is about 12 miles from our base in Maynard. We serve the full town, from Wellesley Farms and The Fells to Babson Park and Wellesley Lower Falls.

Are you insured?

Yes. Wellesley homeowners get a crew backed by workers' compensation and liability insurance, from a company working since 2016. A certificate of insurance is available with the written estimate.

How much does it cost to paint a Wellesley home exterior?

Price depends on the size of the home, the siding type, and how much prep the surfaces need. Older homes with detailed trim, wood clapboard and potential lead paint require more prep than newer vinyl-sided construction. A free on-site estimate gives you an exact written price for your specific home.

My Wellesley home is in the Cottage Street historic district. Does that affect exterior painting?

It may. Properties in locally designated historic districts may be subject to design guidelines on color, materials and finishes. We recommend checking with the Town of Wellesley before selecting an exterior color, and we are comfortable working within any applicable guidelines.

Is lead paint a concern in Wellesley?

Yes, for homes built before 1978, which includes most of the older neighborhoods. We follow Massachusetts lead-safe work practices — containment, dust control, daily cleanup, proper disposal — on all applicable jobs. Massachusetts outlines each step in its lead-safe renovation guide for homeowners.

Do you paint homes in Wellesley Farms and The Fells?

Yes. We serve every Wellesley neighborhood, including the older and larger properties in Wellesley Farms and The Fells. Those homes often have more architectural detail and more linear feet of trim than a standard suburban house, and we account for that in the estimate.

Can you paint a home near Lake Waban or Morses Pond?

Yes. Homes near water often have mildew on north and west exposures due to the humidity and shade. We treat mildew during the prep wash and apply a mildew-resistant primer on affected surfaces before the finish coat.

Do you paint interior and exterior for Wellesley College or Babson College?

Yes. We handle institutional and commercial painting, and we are comfortable working in a college environment, including scheduling around academic calendars and access restrictions.

Does painting my Wellesley house require a permit?

In Wellesley, a repaint without other work typically skips the building permit. Deck construction and structural repairs do. If something else on the list needs a permit, the estimate will say so. Wellesley's Building Department is reachable through the Town of Wellesley website.

Can you paint the interior and exterior in the same project?

Yes. We can coordinate interior and exterior work under one estimate and one schedule, which is often more efficient than booking them as separate jobs.

Do you handle cabinet refinishing in Wellesley?

Yes. Cabinet refinishing is an excellent option for Wellesley kitchens with well-made cabinets in an outdated finish. The process takes days rather than weeks and delivers a fresh, cohesive look at a fraction of replacement cost.

What paint do you use on Wellesley homes?

Sherwin-Williams and Benjamin Moore cover most of our Wellesley work, with the product line picked to suit each surface. Both brands offer historic and premium collections well-suited to Wellesley's older and more architecturally distinctive homes.

When is the right season to book exterior painting in Wellesley?

Late April through mid-October gives the most reliable painting conditions. Spring dates fill up quickly; booking a free estimate in late winter gives you the earliest available slots and the most scheduling flexibility.

About the town

Learn about Wellesley, MA

West Needham becomes Wellesley

Wellesley did not exist as a separate municipality until 1881. For most of the 1800s, the area was known as West Needham, a western parish of the town of Needham. Residents voted to separate on October 23, 1880, and the state legislature incorporated the new town on April 6, 1881. The name "Wellesley" came not from the Duke of Wellington but from the estate of Horatio Hollis Hunnewell, a local benefactor whose property was called Wellesley.

The town grew rapidly in the early twentieth century, with its population increasing by more than 80 percent in the 1920s as Boston's suburban ring expanded westward along the rail lines. The commuter rail stations at Wellesley Square, Wellesley Hills and Wellesley Farms made the town accessible to Boston professionals who wanted a larger home and more land than the inner suburbs could offer.

Neighborhoods from The Fells to Babson Park

Wellesley's neighborhoods each have a distinct character shaped by the era of their development and the institutions nearby. Wellesley Farms, in the north near the Weston line, is one of the more established neighborhoods, with large properties and older homes along curving roads. The Fells, near Route 9, has a mix of Victorian-era and early colonial revival homes, many with original architectural details that have been well maintained.

Wellesley Hills surrounds the Hills commuter rail station and has a walkable, village-like character with shops and restaurants within a short distance of residential streets. Babson Park, in the southwestern corner near the college of the same name, and Poets' Corner in the northwest have larger lots and a more suburban feel. Wellesley Lower Falls, along the Charles River at the Newton line, has some of the oldest houses in the town.

Wellesley College and Babson College

Two nationally recognized colleges anchor Wellesley's educational identity. Wellesley College, founded in 1875 on the shore of Lake Waban, is one of the Seven Sisters liberal arts colleges and draws international students. Its campus, designed with naturalistic landscaping around the lake, is one of the most visually distinctive in New England and a significant presence in the town's landscape.

Babson College, in the southwestern corner of town near the Needham line, is known for its business and entrepreneurship programs. The two campuses together bring a steady population of students, faculty and staff to Wellesley, which shapes the retail and service landscape of Wellesley Square and the surrounding commercial areas.

The Cottage Street historic district and open space

The Cottage Street historic district, near Wellesley Square, contains homes built around the 1860s and is protected by the town's historic commission. Exterior painting on properties in that district may be subject to design review guidelines, and homeowners should check with the town before selecting colors or materials. The Town of Wellesley can confirm which areas fall under commission review.

Wellesley's ponds — Lake Waban, Morses Pond and the Needham reservoir along the southern border — and the wooded corridors connecting them give the town significant open space within a compact footprint. The Charles River flows along the Newton and Needham boundaries, and the tree canopy along those watercourses creates the shaded exposures on nearby homes that make mildew control a regular part of exterior prep.

What painting in Wellesley requires

A town that takes its property maintenance seriously demands painters who do the same. In Wellesley, that means thorough prep on every job — not cutting corners on scraping, priming or trim work because the house "looks close enough" from the street. It means lead-safe practices on the many pre-1978 homes in the older neighborhoods. And it means the kind of care with trim details, clean edges and daily cleanup that leaves a property looking genuinely cared for, not just recently painted.

For homeowners planning exterior work on older Wellesley homes, the lead paint question is worth raising early: testing before painting starts gives you accurate information about where the risks are and what the prep scope will include. Any painter you hire should be willing and able to discuss this before work begins.
