Maynard, Massachusetts
Looking for house painters in Maynard?
Maynard is our home base, which makes it the easiest town in our service area to work in. At about 5.4 square miles and roughly 10,700 residents, the whole town is a few minutes from the shop, so estimates get scheduled quickly, the crew arrives on time and small follow-up visits are never a problem.
The houses here have a lot of character, and a lot of history under the paint. Many of the homes near downtown were built for workers at the Assabet woolen mill, often as two-families on tight lots. Farther out, toward Stow, Acton and Sudbury, you will find post-war capes and ranches and newer colonials. Each of those needs a different approach to prep, products and scheduling, and our process adapts to each one.
We handle interior painting, exterior painting, cabinet refinishing, liquid wallpaper, decks, and kitchen and bathroom remodels, plus commercial painting for local businesses. Every job starts with a free walkthrough and a clear written estimate.
Planning a bigger project? The Town of Maynard website lists the Building Department, permit forms and other local services. Painting alone usually doesn't need a permit, but we will tell you up front if any part of your project does.

Typical ranges, not quotes. Every home is different, so your free written estimate gives the exact price.
A few things tend to move the price on Maynard homes. Mill-era houses with original wood clapboard usually carry many layers of old paint, so scraping, sanding and priming take longer than on newer siding. Because most of these homes were built long before 1978, exterior prep also has to follow Massachusetts lead-safe rules, with containment and careful cleanup.
Two-family homes have two entries, two sets of porches and often two households to coordinate, and the tight lots near downtown can limit where ladders and staging go. Newer homes with vinyl or fiber-cement siding are usually quicker to prep. The fastest way to know your number is a free on-site estimate, where we measure, check the surfaces and put everything in writing.
When you compare estimates, compare the scope and not just the total. A low price often means less scraping, one coat instead of two, or a cheaper paint line. Look for the prep work, the number of coats, the exact products, how the property will be protected and how cleanup is handled. If the house was built before 1978, the estimate should also explain the lead-safe steps. A clear written scope protects you, and it is the easiest way to tell two bids apart.

Interior painting
Choosing the right interior painters in Maynard
A good interior job looks sharp in daylight, holds up to everyday wear and leaves your home as clean as we found it. In Maynard's older houses that takes more than rolling on two coats: plaster walls develop hairline cracks, ceilings stain or sag, and original trim may already carry half a dozen layers of paint.
Before choosing a painter, ask how they will deal with those details. Cracked plaster and damaged ceilings may need skim coating or repair before any color goes on. Woodwork in mill-era homes is often worth keeping, so decide early whether the trim stays white, gets a crisp new color or is matched to the original look.
Color is the fun part, and the part people most often second-guess. Smaller rooms and north-facing spaces are common in older homes, and they change how a color reads. Browse ideas in the Benjamin Moore color collection, then let us paint sample patches on your actual walls so you can see them in morning and evening light before committing.
Sheen matters as much as color. Flat or matte finishes hide the small waves and patches that older plaster walls always have, which makes them the usual choice for ceilings and living spaces. Eggshell is a good middle ground for bedrooms and hallways, while kitchens, bathrooms and trim do better in satin or semi-gloss, which stand up to scrubbing and moisture. We recommend a product and sheen for every surface in the written estimate, so nothing is left to guesswork.
Kitchens are where interior painting pays off most. If your cabinets are solid but dated, refinishing them gives the room a completely new look in days instead of weeks, at a fraction of the cost of replacement.
What to ask any interior painter
- Is the prep (patching, sanding, caulking) listed in the written estimate?
- Which paint product and sheen will be used in each room?
- How will floors, furniture and fixtures be protected?
- If the house was built before 1978, how will lead-safe rules be followed?
- How is the work area cleaned each day, and what is the schedule?

Exterior painting
How to choose the right exterior painters in Maynard
An exterior paint job in Maynard has to survive freeze-thaw winters, wet springs and strong summer sun. The paint matters, but what really decides how long it lasts is the work before the first coat: washing, scraping loose paint, sanding edges smooth, repairing soft wood, caulking joints and priming every bare spot.
Most of Maynard's housing was built long before 1978, so the old paint may contain lead. Massachusetts requires contractors who disturb that paint to follow lead-safe work rules, including containment, dust control and cleanup. The state's lead-safe renovation guide for homeowners explains what to expect, and any painter you hire should be able to show you how they will handle it.
Timing matters too. Exterior paint needs dry surfaces and temperatures that stay above about 50°F while it cures, so the painting season here runs roughly from late spring into early fall. Spring and early summer dates fill up first, which is why getting your estimate in late winter gives you the widest choice of dates.
Siding type changes the job as well. Original wood clapboard needs the most prep but takes paint beautifully when it is done right. Vinyl siding can be painted too, as long as the color is not much darker than the original, since dark colors absorb heat and can warp the panels. Aluminum siding, common on mid-century homes, needs a thorough wash and a bonding primer on any chalky or bare areas. We will tell you honestly which approach suits your house.
For color, start with the architecture. Mill-era homes and colonials look right in heritage tones, while capes and ranches can carry brighter or more modern palettes. The Sherwin-Williams color library is a good place to browse, and we always test samples on your siding before the full job, because exterior colors look much lighter outdoors than on a swatch.
Our exterior process
- Wash and inspect siding, trim and windows
- Scrape and sand failing paint, with lead-safe containment where needed
- Repair or replace small sections of rotted trim and clapboard
- Caulk gaps and spot-prime all bare wood
- Apply finish coats in the right weather, then walk the house with you

Commercial painting
Commercial painting for Maynard businesses
Maynard's downtown along Main and Nason streets is full of shops, restaurants and offices, and the old mill complex, now Mill & Main, is home to companies of every size. Fresh paint is one of the most affordable ways for any of them to look cared for, whether that means a storefront facade, a dining room, an office floor or the hallways of a rental building.
Commercial painting is mostly about scheduling. We can work evenings, weekends or in phases so you stay open, use low-odor products in occupied spaces, and keep the work area tidy and safe for customers and staff.
Color is part of your brand, so we help you match existing brand colors or choose a palette that fits the space, and we recommend durable, scrubbable coatings for high-traffic walls, doors and trim. Landlords and property managers can also call on us for unit turnovers between tenants.
Outside, commercial buildings take a beating from weather, plows and foot traffic. Metal doors, railings and bollards need rust treatment and coatings made for metal, masonry and stucco need breathable products, and entryways need finishes that can be touched up without repainting a whole wall. A written maintenance plan helps you keep the building looking sharp between full repaints.
Commercial work we take on
- Storefronts and exterior facades
- Offices, lobbies and common areas
- Restaurant and retail interiors
- Apartment and rental unit turnovers
- Doors, trim and high-traffic areas

What our customers say
“I hired Pro House Painters to paint our aluminum siding colonial home. They worked very hard to prep the house (power wash) and then paint the house, trim and shutters. They did a truly wonderful job. They were neat, were super careful with all of my plants and flowers (I have a lot) and the crew was super nice! The house looks tremendous! …”
“Rodrigo and his crew were a pleasure to deal with - very courteous, neat, friendly, and professional. They painted six rooms, two of which needed skim coating, a stairwell, and three ceilings, two of which needed repair, all for the price of $7429. Very highly recommended.”
“I am 83 years old and have hired many painters through the years. Pro House Painters rank Number 1 in my book! They recently painted my large deck and bannisters, my shed, and all the trim on my house. … Rodrigo responds immediately to texts and the crew shows up on time, as promised, and works diligently all day.”

Prep that makes paint last
Scraping, sanding, patching, caulking and spot priming take most of the time on a good job. We do that work properly, because it is what keeps a finish from peeling after the first winter.
Your home and garden protected
Floors and furniture are covered, plants and shrubs are shielded, and the work area is cleaned at the end of every day. Customers mention it in their reviews more than anything else.
Fast answers by phone or text
You deal directly with the owner. Questions get answered quickly, the crew shows up when we say it will, and you always know what is happening next on your project.
Premium paint and color help
We use Sherwin-Williams and Benjamin Moore products chosen for each surface and room, and we paint sample patches so you can judge colors in your own light before deciding.
One crew for paint and remodeling
Beyond painting, we refinish cabinets, apply liquid wallpaper, restore and build decks, and remodel kitchens and bathrooms, so a bigger project does not mean juggling several contractors.
FAQ
House painting in Maynard: common questions
Still have a question? Call or text us anytime.
Are you really based in Maynard?
Yes. Maynard is our Massachusetts home base. Because the whole town is only a few minutes away, estimates here are usually the quickest to schedule, and follow-up visits are easy.
Are you insured?
Yes. We carry workers' compensation and liability insurance on every job, and we have been in business since 2016. We are happy to send a certificate of insurance with your estimate.
How much does it cost to paint a house in Maynard?
Typical ranges for every service are in the price table on this page. The final number depends on the size of the house, the condition of the siding and trim, and how much scraping and priming it needs. Older homes that need lead-safe prep take longer than newer ones. A free written estimate gives you the exact price.
When is the best time to paint the outside of a house in Maynard?
Late spring through early fall, when surfaces are dry and temperatures stay above about 50°F while the paint cures. Interior painting can be done any time of year, so winter is a great season for walls, ceilings and cabinets.
My house is one of the old mill houses. Does that change the job?
A little. Mill-era homes usually have original wood clapboard and trim with many layers of paint, and they were built long before 1978, so the old paint may contain lead. That means more scraping and priming, plus lead-safe containment and cleanup, all planned for in the estimate.
Do you paint two-family homes?
Yes. Two-families are common in Maynard, and we can phase the work by unit or by side of the house so owners and tenants are not disrupted, with one estimate covering the whole building.
Can you match historic colors on an older Maynard home?
We can. We help you choose heritage colors that suit the age and style of the house, and test samples on the siding before the full job.
Do I need a permit to paint my house in Maynard?
Painting by itself generally doesn't require a building permit, but work like building a new deck does. If any part of your project needs a permit, we will tell you during the estimate. The Building Department is listed on the Town of Maynard website.
Do you paint businesses in Maynard too?
Yes. We paint storefronts, offices, restaurants and rental units, and we can schedule evenings, weekends or phases so your business stays open.
What paint brands do you use?
We mainly use Sherwin-Williams and Benjamin Moore, choosing the product line for each surface: interior walls, trim, cabinets, siding or decks. If you have a preferred brand or color already picked out, we are happy to work with it.
Can you paint vinyl or aluminum siding?
Yes. Vinyl can be painted with products made for it, as long as the new color is not much darker than the original. Aluminum siding is washed, spot-primed where it is chalky or bare, and then painted. Both are much cheaper than replacing the siding.
Do I need to move my furniture before you start?
No. We move and cover furniture ourselves and protect floors and fixtures. We only ask that you take down artwork and put away small fragile items before we arrive.
How long does it take to paint a house exterior?
Most homes take from a few days to about two weeks, depending on size, how much prep the siding needs and the weather. Your written estimate includes a schedule, and we keep you posted if rain moves a day.
How far ahead should I book?
Exterior dates for late spring and early summer go first, so an estimate in late winter or early spring gives you the most choice. Interior work can usually be scheduled sooner, including through the winter.
About the town
Learn about Maynard, MA
From Assabet Village to Maynard
Before 1871, this was Assabet Village, a corner of Stow and Sudbury that grew up around a mill. In 1846 and 1847 Amory Maynard and William Knight bought water rights on the Assabet River, built a dam and opened the Assabet woolen mill. The village grew so quickly around it that it was incorporated as its own town in 1871 and named after Maynard.
The mill shaped everything that came after it: where the streets ran, where the stores opened and where families lived. Like most New England mill towns, Maynard drew workers from many countries, and its Finnish and Polish congregations are part of that story. The compact downtown that grew up next to the mill is still the heart of town today.
Mill houses and two-families
The American Woolen Company bought the mill in 1899 and expanded it over the next two decades. In 1902 and 1903 it built 206 houses for its workers and added 50 more in 1918, including the streets of the Presidential district, named after Arthur, Cleveland, Garfield, Grant, Harrison, Hayes, McKinley and Roosevelt. In 1934 the company auctioned 101 houses and 49 two-family homes. Many are still lived in today, which is why so much of Maynard's housing is older, wood-sided and close-set.
Neighborhoods today
Close to the center, the streets are lined with mill-era singles and two-families, many with front porches and original clapboard under later siding. Moving out toward the Acton, Stow and Sudbury lines, the lots get bigger and the houses newer, with post-war capes and ranches and more recent colonials. The mix means two homes a few minutes apart can need completely different paint jobs.
From woolen mill to Mill & Main
Digital Equipment Corporation made the mill its headquarters from 1957 to 1998, putting Maynard on the map of the computer industry. The complex later became Clock Tower Place and, since 2016, Mill & Main. Its clock tower, finished in 1892, is still wound by hand, and the historic downtown along Main and Nason streets includes the Fine Arts Theatre, which dates to 1949.
What it means for painting a Maynard home
A century of history leaves its mark on the siding. Older Maynard homes usually have several generations of paint, so the first coat of a new job is really the prep underneath it: scraping what is loose, feathering the edges, and priming bare wood so the finish can grip. Homes under mature trees or close to the river tend to stay damp on their shaded sides, so mildew washing and good ventilation of the siding matter there.
Tight lots mean we plan ladder and staging positions with your neighbors in mind, and two-families mean scheduling around two households. None of that is unusual for us; it is simply what painting in Maynard looks like, and it is all part of the estimate from the start.
Life along the Assabet
The Assabet River still runs through the middle of town. The Assabet River Rail Trail carries walkers and cyclists through Maynard toward its neighbors, and the Assabet River National Wildlife Refuge, opened to the public in 2005, protects 2,230 acres of woods and wetlands across Maynard and nearby towns.
